Preventative Maintenance Plans

This paid Preventative Maintenance Agreement entitles the bearer to priority service with no overtime charged except for holidays. It also entitles the bearer to 10% off all materials, should any problems arise with the system.

PLAN A - GAS FURNACE

1. Check & adjust automatic controls
2. Test for combustion leaks
3. Test safety shut of response
4. Replace air filter
5. Check flue for satisfactory operation
6. Check flue condensate drain on furnace

PLAN B - OIL FURNACE

1. Check automatic controls
2. Clean & adjust draft regulator & firing assembly
3. Adjust combustion for optimum fuel efficiency
4. Lubricate as needed
5. Test safety shutoff response
6. Replace air filter
7. Replace oil filter
8. Check flue for satisfactory operation

PLAN C - AIR CONDITIONER

1. Check condenser coil if needs cleaning
2. Check electrical connections for tightness
3. Adjust system for optimum cooling
4. Check for oil & refrigerant leaks
5. Check safety devices
6. Check expansion valve and coil temperature
7. Replace air filter
8. Check refrigerant level
9. Check condensate drain

PLAN D - HEAT PUMP

1. Check defrost cycle and reversing valve operation
2. Check safety devices and electrical connections for tightness
3. Check for oil and refrigerant leaks
4. Test electrical controls for proper operation
5. Check refrigerant level
6. Check refrigerant controls and coil temperature for maximum efficiency
7. Replace air filter
8. Check condensate drain

PLAN E - HUMIDIFIER

1. Clean humidifier
2. Check operation
3. Change pad

ULTRAVIOLET LIGHT

Change bulb (not included in price)

Check operation

RESIDENTIAL GAS HOT WATER HEATER

1. Visual check of unit
2. Make sure thermostat works
3. Make sure pilot is burning clean
